113 Architecture questions - What other costs are incurred in a project apart from the pure construction costs?
In practice and in communication with laypeople, misunderstandings often arise when it comes to the concept of construction costs. The pure construction costs of a project include the areas of shell construction, finishing and technology plus the costs for development and open space design. However, costs for land and planning services are added to the total costs. The total project costs can be broken down into the following points in accordance with "ÖNORM B 1801-1 Construction project and property management":
Building costs (BWK):
- Building shell (earthworks, foundations, reinforced concrete walls, ceilings,...)
- Building technology (lift systems, heat supply, waste water,...)
- Finishing work (roof sealing, insulation, windows, interior fittings,...)
The construction costs include all costs incurred for the building itself. This also includes, for example, the building services, electrical installations and lift systems. The cost groups of the building costs form the main basis for the cost calculation.
Building costs (BAK): BWK plus:
- Development (demolition work, development, preparation for construction,...)
- Furnishings (furniture, operating equipment,...)
- Outdoor facilities (retaining walls, paths, roads, fences, playgrounds,...)
Construction costs include all costs relating to the building itself and the functions of a property. In addition to the pure costs of the building, there are the costs for the open space and any furnishings.
Erection costs (ERK): BAK plus:
- Planning services (architecture, statics, building services,...)
- Ancillary project services (financing, connection fees, soil investigation,...)
- Reserves
The construction costs include all costs for the planning and construction of the building, but exclude the land. This also includes the costs for the architect and the necessary specialist planners. The construction costs also include the fees for sewer and water connections as well as financing and insurance.
Total costs (GEK): ERK plus:
- Ground
The total costs are the actual costs incurred for a planned construction project. They also include the costs of acquiring the land.
Accordingly, when construction costs are referred to, additional costs for planning and for the building site are to be expected when erecting a building. It is important to clarify the terminology in advance to avoid any misunderstandings.
