There are two different ways of answering this question. On the one hand, purely on the basis of building law and necessity and, on the other hand, with the added value that an architect brings compared to other authorised planners.
In building law, the term "planning author" is often used. This person is authorised to draw up and sign the necessary submission plans and documents for the building permit procedure. They are therefore also liable for their correctness. This relates, for example, to compliance with building regulations regarding the location, size, fire protection, hygiene and accessibility of the future building, as well as workplace guidelines, event law, garage law, etc. The author of the plans may generally be either a master builder or a civil engineer (architect or civil engineer). However, the authorisations between the two groups differ enormously. For example, while master builders are also authorised to carry out construction work, architects are authorised to plan large public buildings that are important from an artistic, cultural and social point of view. Architects are also authorised to issue expert opinions and certificates (site plans, as-built plans, completion certificates, construction progress certificates, etc.) in their area of expertise.
One of the main advantages of commissioning an architect is the fact that, as a service provider, he is not interested in the cheapest execution, but in the best. This means that the client can rely on the architect to always protect his interests. Each project is unique in itself, as it reacts to its surroundings and aims to fulfil the particular ideas of its users. By virtue of their training, architects approach their projects creatively, scientifically, socially and artistically. Unique instead of standard solutions can be developed for the buildings or customised solutions can be created.
The interdisciplinary approach also makes it possible to think outside the box and offer forward-looking overall solutions. The good and comparatively low investment in planning at the beginning saves a lot of money later on in the realisation!
