What partial services are there in the planning process?

What partial services are there in the planning process of an architect? Good and professional planning is required before a building project can be occupied by its users. The entire planning process - from the initial idea to completion - is broken down into different sub-services in the Fee Structure (HOA) or Fee Information for Architects (HIA). The most important ones are listed here in chronological order: Study / competition The entire planning process often begins with a development study that supports the property purchase process or analyses the general development options. This is based on the zoning and development plans. However, quick hand sketches and area evaluations can also be created at the beginning in order to visualise potential development ideas.In the case of public projects, an architectural competition is organised to identify ideas. Preliminary design In the preliminary design phase, a first concrete preliminary design and a cost estimate are prepared. All planning-relevant basics are collected and initial consultations are held with the specialist planners to check feasibility. If necessary, alternative solutions are sought. The planning is carried out on a scale of 1:200. Draft In the draft, the preliminary design is worked out in detail on a scale of 1:100, which already includes the building law aspects. The documents prepared by the respective specialist planners are integrated into the planning. At the same time, a design concept is developed in the form of simple diagrams and a colour and material concept. During this phase, the project is agreed with the authorities in advance to ensure that it is suitable for approval. Finally, a cost calculation is prepared. Submission planning In the submission phase, the design is transformed into plans ready for approval and all necessary supporting documents and enclosures are prepared. The specialist planners also prepare the documents required for their part, such as building physics including energy certificate, preliminary statics, concepts for the storage and utilisation of rainwater, etc., if necessary. At the end, all documents are submitted to the authorities for review. Execution & detailed planning Close coordination with specialist planners, contractors and manufacturers takes place in the partial service phase of implementation and detailed planning. These form the basis for drawing up the implementation plans and detailed plans. During the construction phase, the project is continuously monitored and adapted if necessary. Regulation of the partial services in HIA / LM.OA All partial services are precisely defined in Module 1 of the "Architecture Fee Information" (HIA 2010) and form the basis for the preparation of fee offers for architectural services. The more precisely the individual partial services are defined, the better both contractual partners know which services are to be provided and paid for.Furthermore, the service profiles are also organised in the "Service Model for Object Planning - Architecture" (LM.OA), which distinguishes between basic services and optional services.
