How long does it take to build a house The answer to this question varies from project to project. It can take anything from a few months to several years. If we refer to "ÖNORM B 1801-1 Costs in Building Construction and Civil Engineering - Cost Classification" for the definition of the word "construction", then the planning services are also added to the purely "physical" construction of the house. For a typical detached house with 150m², eight weeks can be expected for the design to submission planning. The project is then scrutinised by the authorities. If a shortened authorisation procedure is used, in which a civil engineer confirms compliance with the public building regulations, construction can begin just four weeks later. For this, a construction company must already have been commissioned and the foreman's planning must be available, which takes around six weeks and can be carried out in parallel with the official inspection. Only then can the physical construction of the house begin. The basic prerequisite for this is the development of the land on which the building is to be constructed. This must be directly or by means of a flag adjacent to public traffic areas and have clean water and a sewer connection. With a functioning access road and a secured excavation pit, the shell construction can begin with the floor slab. If you work with prefabricated parts, the load-bearing part of the building is ready after a short time compared to brick walls. The shell of the building then follows, from the sealed cellar to the thermally insulated façade, including windows and doors, right up to the roof cladding. Next, the electrics and building services must be installed throughout the building before the drywall construction and floor structures can begin. Once the floor surfaces and outdoor facilities have been completed, the only thing standing in the way of moving in is the furniture. This also needs to be planned and delivered in order to finalise the project. It therefore takes around 8 months from site installation to completion. If you add up the different phases and everything goes according to plan, the house will be completed in about a year. What risks need to be considered? If the authorities request improvements to the plans, the approval process can be delayed and neighbours also have the right to raise objections. Currently, there may also be longer delivery times for building materials, which makes good and timely planning all the more important. The maximum time allowed for construction in Vienna is 8 years. Work must begin within four years of the building permit being issued and a further four years are available for the actual construction.
